A Physician-Informed Approach to Outpatient Real Estate
ANexus Medical develops outpatient healthcare facilities for health systems, tribal health programs and physician groups in Oklahoma's secondary and rural markets.

Outpatient Space Closer to the Patients It Serves.
Our strategy focuses on communities outside Oklahoma's largest metros, where health systems, tribal health programs and physician groups need modern clinical space near the patients they treat.
Develop.
Outpatient Facilities
We develop clinical space for a defined requirement, planned around how care will be delivered.

Long-Term Leases

Physician Review of Every Site
A physician evaluates each building for how a practice will use it before we underwrite it. Sites that do not meet clinical requirements do not proceed.
Speed to Opening
Using an existing building where one fits the plan can open clinical space sooner, and at lower cost, than building new.
Oklahoma Focus
We concentrate on nine Oklahoma markets and the rural communities around them, including communities served by tribal health systems.
Clinical Experience Guides Our Approach
ANexus Medical pairs strategic capital and real estate work with clinical practice across rural and urban settings.
Our Approach
How we work, in order: the value behind it, where we buy, what we develop, how we decide a building works, how we lease it, and how to send us a site.
Why we work this way
Focused Persistence
Unwavering in purpose. Disciplined in execution.
The discipline to pursue a clear vision with unwavering commitment, adapting our approach without compromising our purpose.
Healthcare real estate takes patience, careful capital allocation and relationships built over time. We work in nine Oklahoma markets on one kind of project, and we pursue opportunities selectively rather than chasing every available deal.

What we develop
Develop
We develop outpatient facilities in Oklahoma's secondary and rural markets, planned around the care each one will house. Where an existing building fits the plan, we convert it. Where none does, we build new once a tenant has committed to lease.
Leasing rather than self-developing keeps a health system's capital in clinical operations, and working with an existing building can open space sooner than new construction.
How we decide
Clinical Review
A physician reviews every site before we underwrite it, evaluating the building for how a practice will use it.
- Room count, adjacencies and patient flow
- Parking, access and visibility for patients
- Life safety, acoustic privacy, accessibility and accreditation
How we lease
Lease
We lease on long-term terms to the health system, tribal health program or physician group that operates the space.
Leases to physician tenants are set at fair market value and structured with their regulatory obligations in mind. Terms can include a tenant improvement allowance and renewal or expansion options agreed before the lease is signed.
Who we serve
Tenants
- Health Systems
- Outpatient locations away from the main campus, planned around the service lines each site will carry.
- Physician Groups And Private Practices
- Space sized to the practice, with exam-room count, flow and parking set before design begins.
- Tribal Health Programs
- Several of our markets sit within tribal reservations and service areas. Where a tribe operates a facility under an ISDEAA self-determination contract or self-governance compact, we can structure the lease to support Section 105(l) lease compensation from the Indian Health Service.

Our Team
ANexus Medical's principals pair strategic capital and real estate work with clinical practice.
The firm is named for what it is: A Nexus of capital and clinical judgment. Aria underwrites and structures each transaction. Ardalan decides whether the building works for the care it will house. A site moves forward only when both agree.
